Owners Terms & Conditions


More than eight weeks full return of deposit. 8-4 weeks 50% rental cost. Less than four  weeks 

100% rental costs.

The person who signed the Reservation Form must confirm all cancellations in writing or via email.



we strongly recommend that you ensure that you have adequate Travel Insurance for the duration

of your stay, to cover eventualities such as cancellation, accident, sickness and damage.



The owners and their agents do not accept liability whatsoever for death, personal injury, accidents,

loss or damage to persons or personal effects, however caused as a result of the use of the pool, and villa.

 It is the responsibility of the Adult members of the party to ensure that the children are always properly

supervised when in or near the pool, deck and villa.


Florida Wildlife

Florida has a large and varied natural wildlife, and guests are strongly advised not to feed, touch,

chase or in any way provoke any wildlife they may encounter


Force Majeure

The owners or their agents cannot accept responsibility, be responsible or be liable in respect of damages

or changes caused by Force Majeure e.g., strikes, floods, closure of airports or shops, weather conditions,

power loss or other events beyond our control.

Recreation Vehicles

No RV's are allowed on the villa property or parking area. No RV's can be connected to any of the Villas

amenities, including gas, electric or water.


Complaints or Dissatisfaction

In the unlikely event of a complaint during your stay, please contact the Maintenance Company immediately.

If the matter cannot be resolved you should contact the owner, in writing, within 14 days of the end of the

 rental period. If the problem has not been reported as requested, to the Maintenance  Company,

the owner cannot accept any responsibility whatsoever.


Swimming Pool

On rare occasions in Florida outside temperatures have dropped below 55 degrees.

When this happens pool heaters are automatically switched off . In this event, liability on the owner will be

 limited to the refund of the pool heating charge £10/$15 per day the pool is not available. This liability

will also apply if pool heating was booked and paid for on location, through the maintenance company .

We would also advise that due to the size of the pool, it can take up to forty eight (48) hours for the water to

reach its optimum temperature, in relation to the prevailing climatic conditions. Pool heating charges

will still apply during this warm up period.

(in the event that a 'special deal' has been made for a late booking with pool heat and there was a significant

 reduction in rental cost, refund of pool heat may not reach the desired amount)


Reservation Form / Payment of deposit

Completion and submission of the reservation form, or payment of the deposit, is confirmation that the

guests have read, understood, and agree to comply with these Terms and Conditions. If booked via the

 Internet booking form, phone, or a deposit paid, then that is confirmation that guests have read and

understand and agree to comply with all these Terms and conditions. In this case, no signature is required.





An initial reservation may be made by telephone, post, on-line booking form or e-mail and will be held for

seven days pending the return of the completed Reservation Form and initial deposit, or longer if

communication is taking place. The submission or signing of the Reservation Form and payment of the

deposit by the party leader, confirms acceptance of these Terms and Conditions and shall be binding

on the person(s) booking and intending to occupy the premises.



No pets are accepted, unless agreed and confirmed at time of booking. For the comfort of all guests,

the villa is a non-smoking home. If guests do smoke in the villa, the cost of fumigation will be

deducted from the security deposit.


Air Conditioning

To prevent the air conditioning unit from freezing  all doors and windows must be kept shut.

 A $75 charge will be levied to the renter if the air conditioning  unit has to be defrosted.


Rental Period

Any stay of 5 nights or less will incur a cleaning fee of £50/$80.00.The villa is available for occupation

from 1600 hours on the day of arrival and must be vacated by 1000 hours on the day of departure.

A later departure may be possible but may incur an additional charge, and must be confirmed in writing

or e-mail prior to commencement of the holiday.



A deposit of £100.00/$100.00 per week of a booking is due when returning the Reservation Form.

On receipt of your deposit we will bank your cheque, and email confirmation of your booking.

 Payment of the balance is due 8 weeks prior to your arrival. On receipt of this, and the clearance of your

cheque, we will send out your final instructions and information no less than 14 days prior to your departure.

If pool heat is required this should be requested at the time of booking.


Security Deposit

The client is held responsible for any damage or breakages that may be caused to the property or its

contents during your stay. Any breakages or damages must be reported to the Maintenance Company

as soon as possible, and before you vacate the property. At no time should any of the villa contents be

 removed from the property.

We require a security deposit of £250.00/$250.00 to be paid at the same time as your balance. This deposit

will be repaid 14 days following your departure date , providing our local Maintenance company  have reported

 no breakages or damage. The villa is checked prior to your arrival, and following your departure.

We reserve the  right to retain the security deposit, either in full or part, to cover breakages, damage or

missing items. Receipts for repairs/replacements will be provided in the unlikely event that such retention

of the security deposit is required.

We reserve the right  to pursue a quest for recompense for any and all damages caused, which may exceed

the value of the security deposit, within 14 days of being served notice of same. Florida has a sub-tropical

climate, and care must be taken with food that is left uncovered. Apart from spoiling and contaminating areas,

 it can attract insects very quickly. Any costs incurred for additional pest control and/or cleaning may be

 passed on to you.
